This Privacy Policy describes how Holiday Plaza Apartments (“Holiday Plaza,” “we,” “us”) collects and uses information in connection with the Holiday Plaza Tenant Alerts SMS program and related property communications.
1. Scope
This policy covers information related to SMS messaging with current residents and authorized contacts who opt in to Holiday Plaza Tenant Alerts. It does not replace your lease or other written agreements.
2. Information we collect via SMS
When you participate in the SMS program, we may collect:
- Phone number you use to text us or that you provide for opt-in
- Message content you send (for example maintenance requests or questions) and our replies
- Opt-in / opt-out status and related consent records (including STOP and HELP requests)
- Basic delivery metadata needed to operate messaging (for example timestamps and delivery status from our messaging provider)
3. Why we use this information
We use SMS-related information for property operations, including:
- Maintenance acknowledgements and work-order updates
- Answers to property FAQs (hours, parking, trash, amenities, and similar)
- Urgent property notices that affect residents
- Confirming opt-in, providing HELP information, and honoring STOP requests
We do not use the SMS program for unrelated advertising.
4. No sale or sharing for third-party marketing
Mobile information and SMS opt-in consent are not sold or shared with third parties for their marketing or promotional purposes. We do not sell your phone number or consent records.
5. Service providers
We use contracted service providers to deliver messages and support operations. This may include messaging platforms such as Twilio (or a similar SMS provider) that process phone numbers and message content solely to send and receive texts on our behalf under contract. These providers are not authorized to use your information for their own marketing.
6. Retention
We retain SMS-related records for as long as needed for property operations, dispute resolution, legal compliance, and to demonstrate consent and opt-out history. When no longer needed, we take reasonable steps to delete or de-identify the information, subject to backup and legal holds.
7. Security
We use reasonable administrative and technical safeguards appropriate to the nature of the information (for example access controls and use of reputable messaging providers). No method of transmission or storage is completely secure; please do not send highly sensitive personal data (such as full Social Security numbers or payment card numbers) by SMS.
8. Your choices and tenant rights
- Opt out: Text STOP to the property SMS number at any time. You will receive a confirmation and we will stop non-essential program messages.
- Help: Text HELP for assistance information.
- You may also ask management (via your lease contact) to update or remove your number from the alert list.
- Depending on applicable California and other laws, you may have rights to request access to or deletion of certain personal information we hold about you, subject to legal exceptions (for example records we must keep for the lease or safety).
9. Children
The SMS program is intended for adult residents and authorized contacts, not for children under 13.
10. Changes
We may update this Privacy Policy from time to time. The effective date at the top will change when we do. Continued use of the SMS program after an update means you acknowledge the revised policy.
